1. Heard learned counsel for the petitioner, Sri Shobhit Mohan Shukla, learned counsel for the respondent no. 2 & 3 and learned Standing Counsel for the respondent no. 1.

3. This petition has been filed with the following main prayers:- "i. To issue a writ order or direction in nature of Mandamus commanding the opposite party no. 3 i.e. U.P. Real Estate Regulatory Authority to decide the execution proceedings pending since 03.03.2023 under section 40 (2) read with section 38 and 63 of the R.E.R.A. Act, 2016 and Rule 24 of the U.P.R.E.R.A. Regulations, 2016 in Complaint No. LKO162/11/85375/2021 Sachin Kapoor Vs. J J Motels & Hotels Pvt. Ltd. for execution of order dated 10.04.2022 at an early date or within a specific time period as determined by this Hon'ble Court.
ii. To issue a writ order or direction in nature of Mandamus commanding the opposite party no. 3 i.e. U.P. Real Estate Regulatory Authority to take decision and pass appropriate speaking and reasoned order upon the application dated 25.07.2025 of the petitioner in Complaint No. LKO162/11/85375/2021 Sachin Kapoor Vs. JJ Motels & Hotels Pvt. Ltd. for refund of amount as per order dated 10.04.2022 contained as Annexure No. Versus Counsel for Petitioner(s) : Prashant Chandra, Bisen Harshita Counsel for Respondent(s) : C.S.C., Shobhit Mohan Shukla Sachin Kapoor .....Petitioner(s) State Of U.P.
