ORDER:
Heard Sri G.Rajeshwar Reddy, learned Counsel for the petitioner and Smt. S.Sravanthi, learned Assistant Government Pleader flor Stamps and Registration appearing.for the respondents and perused the material on record. With their consent, this writ petition 1S disposed of at the stage of admission itself.
2. It is the case of the petitioner that the respondent No.3 is refusing to register the General Power of Attorney Dated 24.12.2025 presented by the Petitioner in respect a a SI(,J W.P.I t.4O477 of 2025 of House on Plot No.1 12/(i: /FF, (FrIIN or No.PTO5F823l275l, (S.C.B. No.5-20-042), ) 'lot No. 112, in the sanctioned Layout of Survey No.7.l/12 or Part of G.L.R. No.396, admeasuring 266.00 Scr are yards 222.2 Square meters, consisting of Grcr nd and First Floor, tota-l built up area 3000 Square ltet situated at Three Moorthy Weaker Sections Co-Oper ttive Housing Society Limited, East Marredpally, M: eendra Hitls, Secunderabad Cantonment and also statcrl that thr: State Government is claiming the subject propertv as 'Governrnent land' in LGC No. 157 of 199'7 Aggrieved by the action of the Registering Authority il not rer:eiving and registering the subject document, llL present writ petition is filed

Learned Counsel for the petitioner fr rther submits that the issue involved in this matter is : >nnected with W.P.No.19106 of 2O7O, which is filecl ry the State Government against the order in LGC.N< .167 of 1997 passed by the Special Court under rl e A.P. Land a Grabbing (Prohibition) Act, 1982, Hydcrr bad and the SK,J W.P.No.4O477 ol 2O25 sarne was dismissed by the Division Bench of this Court on 28.05.2025. Therefore, learned Counsel requested to a-llow the writ petition by directing the respondent No.3- Sub-Registrar to register and release the SaIe Deed presented by the petitroner.
4. On the other hand, the learned Assistant Government Pleader for Stamps and Registration has not disputed the submission made by the learned Counsel for the petitioner.
5. In view of the submissions made by both the sides and in view of dismissal of the W.P.No. 19106 of 2010 on 28.05.2025, the Writ Petition is disposed of directing the respondent No.3/Sub-Registrar to receive, register and release the document presented by the petitioner ln respect of subject property without reference to LGC No.167 of 1997, subject to the petitioner complying with the provisions of the Indian Registration Act, 1908 and the Indian Stamps Act, 1899. It is also open to the Registering Authority to refuse the document presented

It is made clear that mere regi:; ration of the document does not confer title on the sr_r tject property and it is also made clear that this order \\ tuld not have aly bearing on all those matters where titt, /rights of the parties are pending before the author r ies either in revision/appea,ls for adjudication and in a I ,r other cases. This order also does not preclude the partit s in asserting thcir rights before a competent Court of lav . There shall be no order as to costs.
