Through instant petition filed under Article 227 of the Constitution of India, a very innocuous prayer has been made on behalf of the petitioner to issue direction to the learned Court below to expedite the proceedings in Rent Case No. 4 of 2011 titled Sanjeev Sood versus Chuni Lal and others, which are pending adjudication since the year 2011.

2. Having regard to the nature of prayer and order proposed to be passed, this Court sees no necessity to issue notices to the respondents, against whom otherwise no adverse order is proposed to be passed.

3. From the careful perusal of averments contained in the petition as well as other material placed on record, this Court finds that rent proceedings were filed by the petitioner in the year 2011 before the learned Rent Controller, Dehra, District Kangra and more than 15 years have passed, but afore proceedings have not come to an end, as a result thereof, petitioner is suffering endlessly.

4. Though material placed on record reveals that on account of certain administrative exigencies, matter got delayed, but it is also evident from the record that the learned Court below took almost 10 years to decide three applications, which approach of the Court cannot be appreciated in any manner.

5. Be that as it may, this Court having taken note of the precise prayer of the petitioner, who is a senior citizen aged 70 years, deems it fit to dispose of the present petition with a direction to the learned Rent Controller, Dehra to ensure that proceedings in Rent Case No. 4 of 2011 titled Sanjeev Sood versus Chuni Lal and others are concluded expeditiously, preferably within a period of six months. Order accordingly. It is made clear that application, if any, for extension of time shall not be entertained and parties to the lis, besides avoiding unnecessary adjournments, shall render proper assistance to the learned Court below, enabling it to do the needful within the stipulated time. Pending applications, if any, stand disposed of accordingly. October 27, 2026
