ORDER
This Civil Revision Petition has been filed challenging the adjudication order dated 28.10.2026, wherein the Court below refused to extend the order of status quo that was initially passed.
2. Heard the learned counsel for the petitioner and carefully perused the materials available on record and this Court also carefully went through the order passed by the Court below.
3. The petitioner is the tenant. The respondents filed RLTOP No.351 of 2024 against the petitioner for eviction. An order of eviction was passed and aggrieved by the same, the petitioner filed RLTA No.117 of 2026 before the Court below. Along with the appeal, IA No.1 of 2026 was filed to stay the operation of the order passed by the Rent Controller and initially, an order of status quo was passed by the Court below.

4. The petitioner filed IA No.3 of 2026 for filing additional documents. This application came to be dismissed by the Court below and the said order was confirmed by this Court in CRP No.6817 of 2026 by an order dated 28.10.2026.
5. The Court below after taking into account the order passed in the Civil Revision Petition had passed an adjudication order dated 28.10.2026, refusing to extend the order of status quo. Aggrieved by the same, the present Civil revision petition has been filed before this Court.

In the considered view of this Court, the order passed in CRP No.6817 of 2026 has nothing to do with the application that was filed in IA No.1 of 2026, wherein the petitioner has sought for staying the operation of the order passed in RLTOP. While the Civil Revision Petition was dismissed by this Court, there was not even an indication that consequential orders will have to be passed in IA No.1 of 2026. Therefore, there was no need for the Court below to pass such an adjudication order on 28.10.2026 and accordingly, the said order is set aside. The interim order passed by the Court below in IA No.1 of 2026 shall continue till the disposal of the appeal.

7. In the result, this Civil Revision Petition stands allowed and there shall be a direction to the Court below to dispose of the RLTA No.117 of 2026, as expeditiously as possible. No Costs.
